Subject: RE: Chalet Board management attention is needed to remedy inadequate supervision of the demolition Work being performed by Spectrum Contracting.
Brad thanks for taking the time yesterday. I would like to address some of the concerns you have received from residents. Safety on the balconies, we are utilizing mass climbers for access our works are harnessed and tied off on the work platform as well as when they get off on the deck surface. We have installed OSHA rated plates at the vertical wall with loops on them that we tie off to. As for as the fastening the sliding glass doors this is not optional life safety issues are paramount to all of us. So this method is used widely in the industry to prevent an accident or the loss of life. The tie off of plywood to existing precast rails was explained as it is tied from top and bottom to prevent large chunks of concrete or precast. We are using straps for this. We will be making sure that all large debris plywood thermos ply and other items are either secured every day or removed from the decks. Protection of adjacent areas we will do our best to cover items during the demolition process in order to prevent damage to floor coverings ect. The sod will require replacement at the completion of work. Relative to debris and dust getting into the accordion tracks and damaging them is an exaggeration these systems have been outside exposed to constant salt ladened conditions and if not rinsed out and lubricated by owners the nylon and metal components get compromised. After the meeting we looked at the rail issue at certain balconies as it pertains to terminating at sliding glass doors or fixed windows. With the help of TRC a new detail will have to be drawn and there will be additional cost associated with this. Finally we are looking for a source possibly get some of the old style track made and will keep you informed on our progress. Thank you again for your time.
